Closing costs are the transaction expenses associated with finalizing a mortgage. They can include lender fees, third-party services, prepaid items, and government recording charges.

Not every line item is negotiable, and not every cost is a lender fee. Title work, appraisal, and prepaid taxes or insurance often make up a meaningful portion of the total.
